How can I request the service?

Does the listed price for the services include VAT?
Prices are excluding VAT unless stated otherwise. A 21% VAT will be added to the listed amount.
What documents must a property owner submit when offering the assignment?
1. Completed assignment form
2. Copy of passport/ID
3. Copy of the property purchase deed
4. The Client shall transfer €0,01 to Orange Roof Makelaars bank account for identity verification
5. Valid energy label certificate
6. Floor plan, if available
7. Photos of the property suitable for advertising. If not available, based on the plan you’ve selected, we can arrange them for you.
8. For renting out the property, a HuurPunt report from Huurcommissie. Based on the plan you’ve selected, we can prepare this for you.
What documents do I, as a property owner, need to submit to prepare the HuurPunt report?
1. Photos of the property showcasing the amenities in each room, kitchen, bathroom, and toilet.
2. Floor plan.
Is my property eligible for the free rental market?
Starting from 1 July 2024, the Dutch government has introduced changes to rental regulations for residential properties. According to these new rules, a property must have 187 or more points to qualify for the free market (source: Rijksoverheid). You can calculate the points on the HuurCommissie website. Depending on the plan you select, we can perform this calculation for you.

What is tenant management, and which services are included in it?
Tenant Management is a service in which tenants contact Orange Roof Makelaars whenever they have questions or experience issues related to the property. We act as the first point of contact, aiming to resolve matters ourselves before involving you, so that you can focus your time on activities that bring you more value.
As part of this service, we provide:
Ongoing Communication
We maintain open and consistent communication with tenants, addressing their concerns.
Maintenance & Repairs
We respond promptly to requests for repairs or improvements.
The landlord is responsible for covering maintenance costs unless otherwise agreed with Orange Roof Makelaars.
All costs will be discussed with you before any work is carried out.
Conflict Resolution
We handle tenant disputes, lease violations, and other issues to maintain a positive landlord–tenant relationship.
Any conflicts requiring involvement from legal authorities, such as the Huurcommissie, must be handled directly by the landlord. We will, however, provide consultancy and guidance when needed.
What is emergency repair management, and which services are included in it?
While a tenant is residing in the property, issues such as partial loss of electricity or water leakage due to a broken tap may occur. These repairs require immediate attention. Under the premium plan, Orange Roof Makelaars will arrange for a technician to address such emergencies.
What’s included:
1. Technician’s fee, based on the plan you have chosen.
What’s excluded:
1. Costs for materials used during the repair, which must be covered by the landlord.
2. Routine repairs, such as wall painting, light bulb replacements, or deep cleaning of the property.
Since it’s challenging to list all potential scenarios, Orange Roof Makelaar will use discretion to determine which repairs fall under the emergency repair coverage.
We respond immediately whenever a tenant reports an issue. While we strive for swift action, arranging a qualified technician through third-party service providers typically requires up to 24 hours. As Orange Roof Makelaars acts as an intermediary, we cannot be held liable for any damages resulting from the incident itself during this period. Our commitment is to coordinate solutions as quickly and efficiently as possible to protect both your property and your peace of mind.
What happens if there is damage to the property due to a technical issue?
Orange Roof Makelaars makes every effort to arrange technical support as quickly as possible. However, some damage may occur to the property before the technician arrives, such as water damage from a broken tap. Orange Roof Makelaars will not be held responsible for any such damage.
Can unused free technician hours be rolled over to the next year?
No, that is not possible
Can unused free technician hours be transferred to the new tenant?
No, that is not possible, as new tenants typically have more requests at the beginning of their tenancy.
What happens if the tenant moves out during the tenant/emergency repair management period?
During the screening process, we assess the tenant’s preferred lease duration. However, it’s possible that the tenant may decide to leave during the tenant or emergency repair management period. The fees we charge are linked to a single tenant.
What is ‘no cure, no pay’, and to which services does this apply?
If you’re renting or selling your property, our ‘no cure, no pay’ service ensures peace of mind: we only charge for agreed expenses if Orange Roof Makelaar is unable to complete the assignment due to market conditions. Full service fees are waived. Note: This policy excludes expat rentals.
